  • Does REALM save our login credentials?
    On mobile, your credentials are saved, and you can login via biometrics (face ID /touch ID). On desktop, TRREB Members and Partner Board users will need to use their authenticator/token to login.
  • Why would I use REALM?
    REALM™ offers search features and functions, market analytics, historical listing details in addition to a secure, real-time communication portal that empowers you to use authoritative data on the market in a more transparent and collaborative manner in your real estate transactions.
  • Will I be able to continue to use Collaborate?
    During the first six months of the transition period, existing Collaborate Users (active Users since July 1, 2021) will be able to switch back and forth between REALM and Collaborate. After the transition period, you will no longer have access to Collaborate. If you have not used Collaborate before, you will not be transitioning from Collaborate, instead you can start taking advantage of REALM right away.
  • Are there additional fees to use REALM?
    No, there are no additional fees to use REALM™ as this new platform is included in your current annual membership dues. If you are not a TRREB or partner board Member, contact your real estate board’s Executive Officer to inquire about opening up access to your board.
  • Can I access my GeoWarehouse account?
    Yes, you can continue to use GeoWarehouse but the land registry information has been embedded into REALM to help streamline your work flow and save you time. The information you would normally source from GeoWarehouse has been migrated into REALM.
  • Which features would I use Stratus for while I have access to REALM?
    You can use REALM for market data and insights, listing research, CMA and to communicate with your colleagues, team members and clients. REALM subscribers will continue to use Stratus to add/edit listings for a short period of time. Stratus will be fully integrated into REALM in 2022 and will be available in conjunction of REALM for one until it is decommissioned in Dec 2022.
  • What is REALM™?
    It’s a modern, mobile–first platform that takes the best from the Stratus MLS® platform, Stratus Collaborate (a private, invite-only, real-time, communication portal for clients and colleagues) and GeoWarehouse®, to offer an unparalleled experience.
  • In REALM, what is the active session duration before expiry?
    The active session is 60 minutes. On your mobile device, setting up a biometric authentication method will allow you to remain logged in.
  • Is there a REALM app?
    Yes! You can download the REALMmlp app for iOS or Android to your mobile device. The REALM Assistant will get you started and help you set up your account.
  • How do I access REALM?
    You can access REALM by visiting trreb.realmmlp.ca and using the same credentials as you use today, or you can download the app through your app store by searching “REALMMLP”. Download the REALMmlp app for iOS or Android to your mobile device. The REALM™ Assistant will get you started and help you set up your profile. When you use the app, you will be able to login using biometrics.
  • How to Migrate your data from Stratus Collaborate (On Mobile or Desktop)
    You can migrate all your Clients, Contacts, Documents, Saved Searches and Lists from Collaborate to REALM™. This process may only be completed once and is permanent. After migrating your data from Collaborate your data will exist in REALM™ only and you will no longer have access to Collaborate. Here are the steps to migrate on your mobile device: Select your profile avatar from the top right of the window. Select Settings. Select the down arrow to the right of Migrate from Collab. Read the warning and instructions on the screen. 5. At the bottom of the page select Migrate Data and Settings. 6. A message will appear, read the warning and instructions on the screen. 7. At the bottom of the page, place a check in the box beside I acknowledge that my data will reside in REALM™ and I will no longer have access to Collaborate. 8. Select Continue. 9. A message will appear that REALM™ is importing your data, select OK. 10. An email will be sent to your active clients to advise them that you have upgraded to REALM™ and you will receive an email once the migration is complete.   • How to Set Up Biometric Authentication on Your Mobile Device
    In REALM you can enable fingerprint login or face id on devices that support it. To enable biometric authentication: Select the Avatar at the top right of the page. Select Settings. Select the down arrow to the right Security. Scroll down the page and move the toggle under biometric authentication to enable fingerprint or face ID on your devise. A message will be presented to validated Touch ID or Face ID for REALM.
  • How to Set Up & Edit Your Profile
    In REALM, you can update and manage your profile. To update your profile on a mobile device: Select the Avatar at the top right of the page. Select Edit Profile. To update your avatar select the + icon. A window will open and you can choose an image from your directory. To update your phone, birthday, URL’s and social media enter the information in the assigned field. To add another phone, URL or social media select the + sign to the right of the first entry and a new field will be added to the page. Select Save at the bottom of the settings section. To update your profile on a computer: Select the Avatar at the top right of the page. Select Edit Profile. To update your avatar select the + icon. A window will open and you can choose an image from your directory. To update your phone, birthday, URL’s and social media enter the information in the assigned field. To add another phone, URL or social media select the + sign to the right of the first entry and a new field will be added to the page. Select Save at the bottom of the settings section. Note: Your name, email, address and company will populate from your organization and can not be changed in this window. To update your name, address and company contact your organization.   • How to Customize Your Preferences
    In REALM, you can customize your client invitation, welcome message, send listings templates and email signature. To customize your preferences on mobile device: Select the Avatar at the top right of the page. Select Settings from the menu. To customize your client invitation, welcome message, sending listings templates and your email signature select Personalization on the left side of the window. Update the details in the text fields and select Save. Scroll down the page to see the welcome message, sending listings and your email signature. Update the details in the text fields and select Save. To customize your preferences on a computer: Select the Avatar at the top right of the page. Select Settings from the menu. To customize your client invitation, welcome message, sending listings templates and your email signature select Personalization on the left side of the window.   • Will I be able to continue to use Stratus?
    Initially, TRREB and Partner Board Collaborate users will transition to REALM from the beginning of December 2021 to mid-2022. All Stratus users will transition to REALM by the end of 2022. Users will continue to use Stratus to add/edit listings until a new MLS® System backend and listing management system goes live in 2022. More details and information will be communicated closer to that date.
  • How to Save Default Account Settings
    In REALM you can select default account settings for the start page (after login), default search and time zone. To save update your default settings using the mobile app: Select the Avatar at the top right of the page. Select Settings. Select the down arrow to the right of Account. To update your start page (after sign-in) select the down arrow to the right of the field and choose from Search Listings, Saved Searches and Chat. To select a default select the down arrow to the right of the field and select from the list (in this example there are none to choose from). Select Save. To change the time zone select the down arrow and choose from the list. To change the theme place a bullet beside the desired option. To save update your default settings using the computer desktop: Select the Avatar at the top right of the page. Select Settings. Select Account from the menu. To update your start page (after sign-in) select the down arrow to the right of the field and choose from Search Listings, Saved Searches and Chat. Select Save. To select a default select the down arrow to the right of the field and select from the list (in this example there are none to choose from). Select Save.   • How to Delete a Client
    You can delete a client from REALM using the following steps on a mobile device: Select Contacts from the menu bar. Select the layer icon and place a bullet beside the status of the contact. Select from active, inactive, or disabled. Select the X to close the layer. Select the client you would like to delete. Select the menu icon . Select Delete from the drop-down menu. A confirmation window will appear, select Delete. You can delete a client from REALM using the following steps on a computer: Select Contacts from the menu bar. Select the layer icon and place a bullet beside the status of the contact. Select from active, inactive, or disabled. Select the client you would like to delete. Select the menu icon .   • Will my database/contacts be migrated into REALM?
    Yes, there is a walkthrough to assist you once REALM is your MLS® platform.
  • How do I invite my clients to REALM?
    To invite your client to participate in REALM, you need to add them as a client in your contacts. When each client has been added, it will trigger an invitation that you can customize. Once your clients accept the invitation, they will receive the welcome email providing them instructions on how to access the REALM app. There is a built-in walk-through in the REALM Assistant to help you set up your first client.
  • How to Add a Client to a Team
    You can add one or more clients to a Team so that your colleague - another real estate sales representative from your brokerage - can gain access to your client contact and their saved details. This allows your colleague to communicate and follow up with your client(s) when you are not available. On a mobile device: 1. Select Contacts from the menu bar. 2. Select the layer icon and place a bullet beside the status of the contact. Select from active, inactive, or disabled. 3. Select the client that you would like to add to a team. 4. Select the menu icon . 5. Select the down arrow beside Add to Team. 6. Place a check in the box beside an existing team. 7. To create a new team, select +New Team for. 8. A create team window will appear, enter a team name, and select Save. To add a client to a team on a computer: Select Contacts from the menu bar. Select the layer icon and place a bullet beside the status of the contact. Select from active, inactive, or disabled. Select the client that you would like to add to a team. Select the menu icon. Select the down arrow beside Add to Team. Place a check in the box beside an existing team or select +New Team for a new team. A create team window will appear, enter a team name, and select Save.   • How to Adjust Your Notification Preferences
    In REALM, you can set the frequency to be notified by email when you perform any of the selected actions: Client Shared, Client Unshared, Client Updated, Confirmed Account, Document Added, Document Deleted, Document Shared, Email Unsubscribed, List Created, Listing Added to List, Listing Liked by Client, Listing Matches Search, Listing Removed from List, Listing Suggested, Listing Updated in List, Message Sent, Note added to a Listing, Search Created, Search Deleted, Search Due to Expire, Search Updated, Signed In, Signed Out, Team Created, Team Deleted, Team Member Left, and Team Updated. To adjust your notification preferences on your mobile device: Select the Avatar at the top right of the page. Select Settings from the menu. Select Notifications from the left side of the page. To select the frequency of the 24-Hour Chat Digest Summary select the down arrow and select from None, Default – Sent daily if no mobile app device registered or Daily.     In REALM, you can send an in-app chat message to a client, team, or salesperson with a listing, search, document, or file from your mobile device or computer. To send an in-app chat message on your mobile device: Select the chat icon from the menu bar. Select the message icon to create a new message. Enter a client, team, or salesperson name in the To field. Select the + icon to select a listing, search, document, or file from your computer to include in the message. Enter a message in a type a message field. Select the arrow icon to send the message. To send an in-app chat message on your computer: Select the chat icon from the menu bar. Select the message icon to create a new message. Enter a client, team, or salesperson name in the To field. Select the + icon to select a listing, search, document, or file from your computer to include in the message. Enter a message in a type a message field. Select the arrow icon to send the message.   • How to Add New Client
    To add/invite a new client to REALM on a mobile device: Select Contacts from the menu bar. Select the + symbol on the right of the page. An Add New Client window will appear where you can enter your client’s contact information. The First Name, Last Name and Emailfields are mandatory, and all other fields are optional. Select Save to save your client to your database OR Select Save & Invite to send an email to invite your client to REALM. A Send Invitation window will appear with the subject line and message that will be sent to your client. You can update information in this window. Select Send. To add/invite a new client to REALM on a computer: Select Contacts from the menu bar. Select the + symbol on the right of the page.   • How do I inform my clients that I have migrated from Collaborate to REALM? Do my clients get a notification?
    As part of the data migration process from Collaborate to REALM, your active clients will be notified of your system upgrade to REALM. As part of the transition you will receive a notification confirming that your data migration has been successfully completed and your clients have been notified. Included in the confirmation communication is a link to the client email.
  • How do my clients access support?
    Through the REALM Assistant, you will have access to a library of support documents that are created on your behalf for you to download and send to your clients. To access these documents, please visit our webpage.
  • How to Search for a Listing Using the Map
    In REALM, you can search for listings using the map. To search for listings with the map on a mobile device: Select the search icon from the menu at the bottom of the window. Select the map icon on the bottom right. Adjust the map to the area of interest using the zoom in (+ icon), zoom out (– icon), your fingers or stylus. Drawing tools are available in the menu to help define the area of interest: The pencil icon is a continuous draw feature. Touch the screen and draw the area in one movement. The polygon icon will place a point each time you touch the screen until you close the area. The radius icon will draw a radius around the area. The garbage can icon will remove the shape. If locations settings are enabled on your mobile device, select the show your current location icon and the map window will go to this location. If no listings are identified, zoom out on the map until you find listings. Listings will be identified by a callout with the listings price. To review a listings summary, select the callout and a window will appear on screen. To view all details, select the listing summary and the full listing will open on the screen. To return to the map, select Back. Select the X to close the listing summary. To adjust the search results with criteria, select Filters and window will appear where you can enter the desired search criteria. Select Apply to return to the map window to view the results. To search for listings with the map on a computer: Select Search from the menu bar and a window will appear with listings on the left and a map on the right. On the left side of the map, there is a zoom in (+ icon) and zoom out (- icon) that you can use to adjust the zoom level. You can also use your mouse, trackpad, stylus, or fingers to adjust the screen left or right and to zoom in or out. As you adjust the map the listing results on the left will update.   • How to print an MLS listing on one page
    In REALM, you can print a one-page broker or client full listing. To print a one-page listing: 1. Within a listing, select the action icon. 2. Select Print from the listing actions menu. 3. By default, the map, listing table and listing details are selected under Which Sections?Remove the check beside map and listing table. 4.   • How to Adjust the Map Layers to View Heat Maps
    In REALM, you can view residential sold statistics from land registry data in a heat map for average sales, growth rate, and market turnover. This is a great way to identify trends in the market. To enable map layers on a mobile device: Select the search icon from the menu at the bottom of the window. Select the map icon on the bottom right. Select the map layers icon from the menu on the left. A map layers window will open, select the desired map layer. Select the X to close the window. On the map window, land registry mapping areas will be outlined in white and filled with a colour base on the results. a. The highest results (value or percentage) will be red. b. The lowest results (value or percentage) will be yellow. c. For an area where residential data is not available, no results will appear on the map. In the middle of each mapping area, you will see the results for the map layer selected. If you select the results the details will expand to provide more information. If you move the map window to another area, heat maps will update as you adjust the screen. To remove the heat map, select the map layers icon and deselect the map layer. To enable map layers on a computer: Select the map layers icon from the menu on the left. A map layers window will open, select the desired map layer. Select the X to close the window. On the map window, land registry mapping areas will be outlined in white and filled with a colour base on the results. The highest results (value or percentage) will be red.   • How to Email Multiple Listings
    In REALM, you can email or share up to 200 properties with a client at the same time. To share all properties in a search on your mobile: Select the share button on the right of the listings page. Select Share from the drop down. OR If you would like to select one or multiple properties to email from the search results page: Place a check in the box on the listing results page for each desired property. Select the share button on the right of the listings page. Select Share from the drop down. A window will appear with the apps that you have installed on our mobile, select the email icon. Enter the recipients in the TO field, enter a message and send.    Note: On a mobile, you can share a listing with the Apps that are installed on your mobile such as text, WhatsApp, Email, etc. We recommend the REALM in-app chat as you will be able to see these messages on your mobile and computer. To share all properties in a search using email on your computer: Select the share button on the right of the listings page. Select Email from the drop down. OR If you would like to select one or multiple properties to email from the search results page: Place a check in the box on the listing results page for each desired property. Select the share button on the right of the listings page. Select Email from the drop down. An email window will open, enter the recipient(s) name or email address. If they are in your REALM contacts you will see them in the drop down to select. Enter a message and select Send.   • Is there a limit to the number of land registry searches in REALM?
    Yes. When Members conduct a land registry search (outside of listings), the search is counted towards your report allocation, just as it would be in GeoWarehouse.
  • How to Suggest Listings
    When searching for properties in REALM, there are three ways you can suggest listings to a client. To suggest all listings in a search (maximum of 200) on a mobile device: Select the share button on the right of the listings results. Select Suggest from the drop down. A suggest listings window will open, select a client, enter a comment, and select Suggest. To suggest one or multiple properties from the search results window on a mobile device: Place a check in the box on the listings page for each desired property and then repeating steps 1, 2 & 3 above. To suggest an individual property from within a listing on a mobile device: Select the suggest icon in the menu at the top of the listing and repeat step 3 above. To suggest all listings in a search (maximum of 200) on a computer: Select the share button on the right of the listings results. Select Suggest from the drop down. A suggest listings window will open, select a client, enter a comment, and select Suggest. To suggest one or multiple properties from the search results window on a computer: Place a check in the box on the listings page for each desired property. Select the share button on the right of the listing results. Select Suggest from the drop down. A suggest listings window will open, select a client, enter a comment, and select Suggest. To suggest an individual property from within a listing on a computer: Select the suggest icon in the menu at the top of the listing.   • How to Save Multiple Listings to a List
    A great way to organize properties that are of interest is to save them to a list. To save multiple properties (maximum 200) to a list from the search results window on your mobile device: Select the share button on the right of the listings results. Select + Add to List from the drop down. Select a client or team from the add listings too window. Select New List if no lists have been created for this client. Enter the List Name and then select Add. OR If you would like to select one or multiple properties to add to a list from the search results page: Place a check in the box on the listing results page for each desired property. Select the share button on the right of the listing results. Select + Add to List from the drop down. Select a client from the list. Select a List Name or New List if needed. To save multiple properties to a list from the search results window on your computer: Select the share button on the right of the listings results. Select + Add to List from the drop down. Select a client from the list. Select New List if no lists have been created for this client. Enter the List Name. Select Add. OR If you would like to select one or multiple properties to add to a list from the search results page: Place a check in the box on the listing results page for each desired property. Select the share button on the right of the listing results. Select + Add to List from the drop down. Select a client from the list. Enter the List Name. Select Add.   • How to Create a List
    In REALM, lists are a great way to keep organized and to maintain visibility of properties your client is interested in as well as what you’ve shared with them. To create a list on a mobile: Select the Saved from the menu at the bottom of the window. Select yourself or a client. Select the share button . Select + Create List from the drop down. Enter a name for the list and select Add. You are now set up to search for properties to add to this list. To create a list of a computer: Select Saved from the menu a the top of the page. Select yourself or a client. Select the share button and then select + Create List from the drop down. Enter a name for the list and select Add.   • How to Email a Listing
    You can share listings with your client using email. To email an individual property on your mobile:    Select the property from the listing window.  The listing will open, select the share button on the right of the page and then select Share from the drop down.   A window will appear with the apps that you have installed on our mobile, select the email icon.   • How to Save a Search
    Once you have defined search criteria to find listings, you can save this search for yourself or a client. This will allow you to receive notifications, to recall the search area, and criteria easily when in REALM. To save a search in REALM on a mobile device: Select Save from the menu bar. A save search window will appear, enter a Search Name. Select myself, client, or team from the Recent, Clients or Teams tab. Under notify me, select the down arrow, and choose from real time, daily or never. To set as a default select the box beside my default search. Under email listing format, select to down arrow and choose from small photo w/3 lines or large photo w/7 lines. Select Save Search. If you would like to save a similar search for another client or yourself: Select Save from the menu bar. Select Save As from the menu at the bottom of the window. Enter a Search Name and repeat steps 3-7 above. To save a search in REALM on a computer: Select Save Search from the menu bar. A save search window will appear, enter a Search Name. Enter your clients name in the Save For field OR Select myself, client, or team from the Recent, Clients or Teams tab. Under notify me, select the down arrow, and choose from real time, daily or never. To set as a default select the box beside my default search. Under email listing format, select to down arrow and choose from small photo w/3 lines or large photo w/7 lines. Select Save Search.   • How to Search for Land Registry Information Using a Map
    In REALM, you can confirm ownership and other land registry details from the map window. To search for land registry information using the map on a mobile: Select the search icon from the menu at the bottom of the window. Select the map icon on the bottom right. Adjust the map so that you can see the outline of the desired property using the zoom in + icon, zoom out – icon, your fingers or stylus. Select the map layers icon from the menu on the left of the window. Select the Parcel Fabric layer and then the X to close the window. Select the desired property from the map. A window will open with the address, PIN, Last Sale, Owner Name, Legal Description, Perimeter, and Lot Area. Move down the screen and you will see a links to purchase reports from the GeoWarehouse store. To purchase a report, select View Details under the desired report. Move the screen to the left to review all reports available in the store, select View Details to purchase. A little further down is Demographics information. To search for land registry information using the map on a computer: Select Search from the menu at the top of the window. Adjust the map so that you can see the outline of the desired property using the zoom in + icon, zoom out – icon, your mouse, or device that you use on your computer to adjust the window. Select the map layers icon in middle of the window. Select Parcel Fabric from the map layers menu and then the X to close the menu. Select the property from the map. A window will open where you can confirm the address, PIN, Last Sale, Owner Name, Legal Description, Perimeter, Lot Area. You will be able to purchase all the reports that are available in the GeoWarehouse store. To purchase a report, select View Details. Select the arrow icon pointing to the right to review all reports available. Scroll down the page for the sales history of the property. Continue to move down the page for Demographics information.     In REALM, you can customize your search criteria using filters. To search for a listing using filters on a mobile device: Select Search from the menu bar. Review and select all filters to identify properties with the desired attributes. Select the desired date using the drop-down arrow to the right of latest. Enter one or multiple municipalities.
